We invest ourselves and on behalf of our shareholders and a select group of investors. We focus on direct real estate investments, including commercial real estate, residential development projects, and student housing.

From our Utrecht office, Capricorn Capital Group is led by a team of experienced professionals with extensive expertise in property, financial markets, and legal services. Thanks to our hands-on approach and in-depth market knowledge, we are able to identify, structure, and actively manage high-quality property investments with a long-term focus.

Investment philosophy

Our core mission is to create long-term and sustainable value through active and hands-on management. Short-term exits are not our primary goal; we focus on sustainable value creation, with investment decisions primarily driven by the quality and stability of cash flows.

As a value-add investor, Capricorn sees sustainability not as an obligation, but as an opportunity. We invest in properties with clear potential for improvement and transform them into future-proof buildings that not only increase in value but also contribute to a more sustainable living environment. Our ambition is clear: we aim for an energy label A for our entire portfolio.

Our investment philosophy also incorporates the long-standing housing shortage in the Netherlands. For this reason, we also focus on the development of large housing projects, where we naturally align our offering with societal demand.

Investment Approach

Capricorn Capital Group is deeply embedded in the Dutch real estate market, boasting a strong network to identify attractive investment opportunities, both on and off-market. Where opportunities are publicly available, Capricorn has the capability to combine multiple assets or portfolios into bespoke investment propositions for its (international) investor base.
